    The Hidden Dangers of Crawl Space Moisture

    Out of sight, out of mind. That’s how most homeowners treat their crawl spaces. However, excess moisture trapped beneath your home can rot your floor joists and circulate toxic mold spores into your living areas via the stack effect.

    As warm air rises and escapes through your roof, it creates a vacuum that pulls air up from your crawl space. If your crawl space is damp and moldy, up to 50% of the air you breathe on the first floor is contaminated with mold spores, soil gases, and humidity from below. This is why crawl space mold often presents as respiratory issues for the family living above.

    Signs of Crawl Space Problems

    You don't always have to go under the house to know there's a problem. Watch for these signs inside:

    • Cupping Hardwood Floors: Moisture migrating up from the crawl space affects the bottom of the floorboards first, causing the edges to rise.
    • Musty Odors: A persistent earthy or damp smell, especially when the HVAC kicks on.
    • High Indoor Humidity: Condensation on windows or feeling clammy indoors during the summer.
    • Increased Pest Activity: Termites, roaches, and rodents are all attracted to damp, rotting wood.

    Vapor Barriers & Encapsulation

    To permanently solve crawl space moisture, professional restoration involves a process called encapsulation. We install a heavy-duty, reinforced poly vapor barrier (typically 12-20 mil thick) over the soil and up the foundation walls, sealing all seams with specialized tape.

    We then seal the exterior foundation vents to prevent humid outside air from entering, and install a dedicated commercial dehumidifier tied to a condensation pump to maintain relative humidity below 50% year-round. This completely isolates the home from the damp earth below.
